How to get started?
Complete the housing counseling intake information – either through our client portal or with a paper application. Once it is completed, the HomeOwnership Center will contact you regarding scheduling with a housing counselor.
For many years, the HomeOwnership Center has offered housing counseling at no cost to homebuyers thanks to federal and local government funding. Funding has changed, but the mission has not. To continue providing high-quality, personalized counseling to our community, on January 20, 2026, we are introducing a modest fee for some services.
Pre-Purchase / First Time Homebuyer Counseling
- Intended for consumers planning on buying a home and interested in understanding more about the process.
- Includes a complete review of the homebuyers’ current finances and an overview of the costs and considerations that come with owning a home.
- The fee is $179.*
High-Cost Loan Counseling
- Intended for consumers closing on a “high-cost” mortgage. The Home Ownership and Equity Protection Act (HOEPA) defines high-cost mortgages as loans where the annual percentage rate (APR) is substantially higher than the average prime rate offer for similar mortgages.
- HOEPA requires that consumers receive homebuyer counseling to understand the costs and other implications of such a loan before the loan can be closed.
- The fee is $189.
* We’re committed to making Housing Counseling Accessible for Ohio residents of Montgomery, Miami, and Greene Counties. The HomeOwnership Center has worked with donors, foundations and local organizations to reduce barriers to accessing our certified housing counselors. After completing your intake paperwork, we’ll let you know if your household qualifies for a reduced cost. Reduced cost housing counseling will range from the cost of a tri-merge credit report ($35.00/individual) to $99. Fees are due at the time of scheduling your appointment. While our funding has changed, our commitment has not. We remain dedicated to providing trusted, unbiased, and confidential housing counseling that puts your goals first.
